Drywall dust isn’t just dust. It’s mostly gypsum, but it carries trace silica — the same respirable particle OSHA tracks on construction sites. Joint compound powder, MDF residue, fiberglass insulation fragments, and PVC shavings ride along with it. Standard 1-inch builder filters — the ones the framers taped over the return during sheetrock day — capture roughly 7-11% of these fines (MERV 4-6 range). The rest blow into the supply trunks, settle in the drain pan, coat the evaporator coil fins, and load up the blower wheel. When the family moves in and the AC kicks on for a 95° afternoon, that load lifts off and circulates through every room. Children, infants, and anyone with reactive airways take the worst of it — they breathe more air per pound of body weight than adults.

We just closed last week — is it too early to clean?

It’s the right week. The earlier you run the system, the more construction dust circulates and embeds. We’d rather treat a fresh system than one that’s pushed gypsum through every supply boot for three months.

The builder said the HVAC was protected during the build. Do we still need this?

Filter media taped over a return is partial protection at best, and most builders pull those filters before the final walk-through. We’ve yet to scope a post-build system that came up clean. If yours is the exception, we’ll tell you in the driveway. No upsell.

How long does it take in a new-construction home?

A single-system 4-bedroom in Cinco Ranch or Round Rock runs around 3 to 4 hours. Two-system homes in Steiner Ranch or Springwoods Village closer to 5. We don’t rush the coil or the blower wheel — that’s where the bottleneck actually lives.

Will this make a mess inside the house?

No. Negative air pressure containment sends the dust into the truck-mounted vacuum, not into the kitchen. Drop cloths run from the access point to the front door, and we vacuum behind ourselves on the way out.

Do you handle remodels or just new builds?

Both. A kitchen-and-master remodel that ran six weeks pulls as much sheetrock dust into the return as a ground-up build. Same process, same crew, same gear.
